It is important to remember however, that although we show some examples of our most popular housing options below, there will be a series of comprehensive discussions with each client before we decide what program to implement.

Purchase of Home:
Buying a home from our client enables us to pay off all liens, back taxes, loans and mortgages associated with the property. This process is the quickest and easiest way to get our clients out of debt. It also frees us up to offer our customers the option of staying in their home (discussed further below) or moving on, in which case we would look to transition our clients into a new home.

We work with our clients to ensure they are happy and satisfied with their new home and try to compensate them with any number of remunerations including; cash in pocket, moving expenses paid, security deposit at a new location, or a couple months of rent payments.

Lease-to-Own
This option is best suited for those in a temporary financial shortfall and looking to regain home ownership as soon as possible. Specifically designed to avoid having to abandon the property, our clients pay rent for a period of time and then buy back their home once they have reestablished their financial stability.

Rent Back to Owner
For those who no longer care to deal with the many pains of home ownership (taxes, insurance, lawn care, maintenance, and rising utility bills) this affords our clients the chance to conserve their finances. Refocusing their income to better suit present needs, this program keeps our clients in their home while alleviating the burden of stress that home ownership has caused.

Mortgage Assumption:
In special cases where the lender allows, SBD can assume the mortgage payments. Each lender has different rules regarding assumptions, so usually the Deed of Trust that was signed when the property was bought will need to be inspected to see whether this is a legal option in each case.
